Buyers decide how they feel about a home within seconds of seeing the listing photos. A tired roof, stained driveway or dirty walls send the wrong message, even if the inside is spotless. The good news is that exterior cleaning is one of the cheapest ways to lift the look of a property before it hits the market.
Compared to painting, landscaping or staging, cleaning is fast and relatively inexpensive. Most homes can be done in a day or two, and the difference in photos is immediate.
The jobs that make the biggest difference
Roof cleaning
The roof takes up a big part of most front photos and drone shots. A professional roof clean removes black streaks and lichen and can make an old roof look years younger. Buyers often read a dirty roof as a roof that needs replacing, which can knock thousands off what they are willing to offer.

House washing
Mould on eaves, cobwebs and dirty render make a home look neglected. Soft wash house washing cleans walls, eaves, gutters and windows frames safely. It is the closest thing to a fresh coat of paint without the cost of one.
Driveways and paths
The driveway leads buyers to your front door. A driveway clean lifts oil, tyre marks and mould for a bright, even finish. Clean paths and a tidy entry set the tone before anyone steps inside.
Outdoor living areas
Decks, patios and pool areas sell the lifestyle. If the deck is grey or the patio is green with mould, buyers mentally subtract the cost of fixing it. A clean and a fresh coat of oil on the deck is money well spent.
When to book
Timing matters more than most sellers expect. Book too early and the weather can dull the results before photos. Book too late and a week of rain can push everything back past your photo date.
- Book cleaning one to two weeks before photos
- Leave time for a fine day in case of rain delays
- Do the roof first, then the walls, then the driveway, so runoff does not mark clean surfaces
- Tell your agent the cleaning date so photos are not booked before it

What is it likely to cost?
Every property is different, so we quote each job on its size and condition rather than a flat rate. What we can say is that a full exterior clean usually costs a small fraction of what sellers spend on styling or advertising, and it lifts every photo taken of the home. Ask your agent what buyers in your area notice first, then prioritise those surfaces.
A simple pre-sale checklist
- 1Walk the street frontage and note what you see first
- 2Book the roof clean, then house washing, then the driveway
- 3Clean the deck or patio and recoat if the timber is grey
- 4Clear gutters and downpipes so there are no overflow stains
- 5Tidy the entry path and front door area last, just before photos
If the budget only stretches to one or two jobs, do the roof and the driveway. Together they cover most of what buyers see in the first photo and the first walk up the drive.
