How often should you clean your roof in Brisbane?

Most Brisbane roofs need a proper clean every two to three years. That is a starting point, not a rule. Shade, nearby trees, roof material and how close you live to the bay all change how quickly growth comes back. Some roofs need attention every 18 months, others can go four years or more without a problem.

The tricky part is that roof growth is slow and sneaky. By the time you can see black streaks or green patches from the street, the growth has usually been there for a year or more. Knowing what to look for, and what speeds it up, helps you book a clean at the right time rather than too late.

Why Brisbane roofs get dirty so quickly

Our climate is warm and wet for much of the year. Lichen, moss and black algae love that. Spores land on the roof, settle into the texture of tiles or the ridges of metal sheeting, and spread every wet season. Once lichen takes hold it sends tiny roots into the surface of the tile, which is why it keeps coming back if it is only rinsed off.

Signs your roof is due for a clean

You do not need to climb up to check. Most of the warning signs are visible from the ground or from a ladder at the gutter line.

What affects how often you need it

Roof material

Concrete and terracotta tiles are porous, so growth takes hold faster. Metal roofs stay cleaner for longer but show oxidation and streaking. Either way, a soft wash roof clean is safer than high pressure, which can strip coatings and crack tiles.

Shade and trees

A roof in full sun may go three or four years between cleans. A south facing roof under a big gum might need attention every 18 months. Shade keeps the surface damp after rain, and damp is all moss and lichen need.

Where you live

Homes closer to the bay and the coast deal with salt in the air, which wears coatings faster. Leafy suburbs with established trees drop more organic matter onto the roof. Homes on busy roads collect a fine film of dust and exhaust residue that dulls the colour over time.

Quick tip

Trimming branches back at least a metre from the roofline lets the surface dry out faster and slows regrowth a lot.

What happens if you leave it too long

Lichen and moss hold moisture against the roof surface. Over years that moisture works into the tile or coating, and the roots of lichen can pit the surface of concrete tiles. Blocked valleys and gutters push water back under the sheets or tiles during storms. A clean every few years is far cheaper than repairing water damage or repointing ridge caps early.
